The two main reasons behind getting this survey done are that your lender wants to know that the property is actually worth the investment and that it can be used as collateral against your loan. There are two different types of mortgage surveys, one being the mortgage location survey and the other being the mortgage inspection survey.

These surveys differ from a standard boundary survey in a few ways. These are often requested by your lender. They will identify all major structures and buildings on your property such as sheds, garages, houses, and any other standing structures on your plot of land. Additionally, this will detail any possible encroachments from either your structures or the neighbor’s structures. Think of it as an advanced boundary survey.

Mortgage Inspection Survey

This is kind of like the little brother of the previously mentioned mortgage survey. The Mortgage Inspection Survey is mostly for noting what structures are present and where they are located. They do not take into account any possible encroachments. These surveys do not take into account any boundary lines. This type of mortgage survey is usually ordered when a home is sold.

After attaining this vital information we meet you in the field to do the on-site survey. Once arriving on site we note and attain locations of improvements relative to nearest property lines. ​Can I use this for property lines?

In the case of the mortgage location survey, it does include boundary lines, however, it is not seen as useful because that when discussing encroachments only the boundary surveys will properly put in writing all encroachments.
